Assessment factors, not a price list

What changes a managed-property cleaning assessment?

A managed-property cleaning assessment depends on what each property record actually says. This page names the factors that change the assessment and explains why this site publishes no amounts.

What changes the assessment for each property

Which rooms are requested

Each requested room adds work, and rooms differ. A kitchen or break area with appliances and counters asks for more time than a hallway. A clear room list for each property is the starting point for any assessment.

The condition of each room

A room that is cleaned on a regular schedule is a different job from one that has gone without attention, or one that was just vacated. Recording the current condition next to each room keeps the assessment honest.

How often the work is requested

A one-time clean and a repeating schedule are assessed differently, because a repeating visit starts from a room that was recently cleaned. Record the requested frequency for each property, even when several properties share it.

How access works

Entry that depends on a building office, a parking restriction, an elevator booking or another person's permission changes how a visit is planned. Name the access contact and any building restrictions, but never write keys or entry codes into the record.

What is excluded

Exclusions narrow the work as much as requests widen it. Shared areas that need someone else's permission, rooms still in use, and surfaces that cannot be reached should be listed as excluded or unresolved rather than left out silently.

Work that must finish first

When painters, movers or repairs are still active in a property, cleaning may need to wait or be split into separate visits. Record those dependencies so the requested timing reflects what is actually possible.

Why this page names no amounts

Two properties described with the same words can need very different work. One apartment may be occupied and lightly used; another may be empty after a move with every cabinet to wipe out. A figure published before anyone has read the property record would be a guess. What this page can do is explain which details change the assessment, so the record you send answers those questions up front.

Bravo Maids reviews each request and confirms scope and availability with you before anything is booked. Nothing on this page is an offer, an estimate or a commitment.

Keep each property's factors on its own record

Factors belong to a property, not to a portfolio. A requested frequency that suits one location may not suit the next, and a building restriction at one address says nothing about another. Keep rooms, condition, frequency, access and exclusions beside the property they describe. The property scope builder, linked below, lays this out one property at a time and prints a clean record.

Who pays is recorded separately from these factors. Payer details matter for authorization, not for what the work involves, so the responsibility worksheet, also linked below, keeps them apart.

Making the first request useful

Send one property's record at a time and mention any other properties briefly. Describe the requested rooms and exclusions, the current condition, the access contact's role and the requested frequency. Mark anything you do not know yet as unresolved instead of guessing. When the record is ready, request a clean for that property and Bravo Maids will confirm the scope with you. For the wider service, see managed cleaning in San Diego.

Questions people ask

Can I get an amount before the property is reviewed?

This site does not publish amounts. Bravo Maids reviews each property record and confirms scope and availability with you before anything is booked.

Does a repeating schedule change the assessment?

It can. A repeating visit usually starts from a recently cleaned room, so record the requested frequency for each property and Bravo Maids will confirm what fits.

Should shared areas be included in the request?

Only when the person who controls them has given permission. Otherwise list them as excluded or unresolved so the assessment covers the rooms you can actually request.
